허리케인 샌디가 퀸스, 브리지포인트의 해안 지역을 강타한지 5년 후, 모래사장으로 변한 부지 위에서 이 프로젝트가 완성되었다. 주요 설계전략 중 하나는 유리창이 코너를 감쌀 수 있도록 남쪽을 향하고 있는 건물의 정면을 스텝핑 하는 것이었으며 이것은 해변 위아래로 대각선의 시선을 조성해 주고 주변 풍경을 폭넓게 바라볼 수 있게 시각적으로 내부 공간을 확장시켜 준다. 또한 각진 지붕의 옆모습과 천정 마감 역시 시선을 위쪽으로 향하게 해준다.
출입구는 두 곳이며 해변으로부터 이어지는 계단이 집을 둘러싸고 있는 데크와 연결된다(그리고 이곳은 파티장소로도 이용된다). 집의 서쪽은 보행로와 인접해 있으며 별도의 스위치백 계단을 통해 이곳으로부터 측면 출입구로 접근할 수 있고 거실과 실내외 욕실,샤워실 사이를 연결해 준다. 이곳은 외부로부터 접근할 수 있어 집 안으로 들어가기 전 수영복과 타월을 벗어 세탁할 수 있는 장소로 활용된다.
이 2개의 출입구는 거실과 인접해 있으며 거실은 높은 시더 천정, 남쪽을 바라보는 9피트 높이의 미닫이 유리문, 대각선 방향으로 경사진 지붕으로 이루어져 있다. 식당을 가로지르면 주방이 L자 형태의 벽감 안에 있는 2층으로 향하는 계단과 인접해 있다. 클라이언트는 어른과 아이가 생활하고 즐길 수 있는 별도의 공간을 원했으며 이것은 메인 층에 마스터 스위트를 위치시킴으로써 실현될 수 있었다. 이에 따라 아이들은 2층 전체를 이용할 수 있게 되었다.
동쪽에 있는 주 침실에는 미개발 해변지대를 조망할 수 있도록 곡선 형태의 유리창이 설치되어 있다. 욕실과 벽장은 북쪽에 있는 주차장과 침실 사이에서 완충 역할을 해주고 있으며 층 변경으로 데크의 일부가 마스터 스위트와 직접 연결된다.
윗층에 있는 3개의 침실은 코너 뷰로 인해 넓은 공간감을 자랑한다. 여가공간은 커버로 덮힌 데크로 열려 있으며 섬유유리로 된 지붕의 끝부분에는 “서프보드”처럼 생긴 오버행이 있어서 태양열로부터 1층을 보호해 주고 있다. 화이트 시더 클래딩이 건물의 지붕과 오버행 그리고 데크의 측면을 감싸주어 새로 지은 주택임에도 편안함을 제공한다.
Five years after Hurricane Sandy devastated the cooperative beachfront community of Breezy Point, Queens, the project built upon a lot that had been reduced to sand is complete. Houses in Breezy Point are set close together and linked by pedestrian paths; cars are confined to lots at the periphery. The client’s site was unusually wide, with 68 feet of south-facing beach frontage. Flood regulations
required building at least six feet off of the ground, while co-op regulations put the maximum building height at 28 feet. The co-op also required a setback from the lot line of 32 feet at the lot’s widest point. The resulting building envelope was much shallower than wide, allowing nearly every room to have an ocean view. One of the primary design strategies was stepping the south-facing facade to allow windows to wrap corners. That created diagonal sightlines up and down the beach, framing vistas and visually expanding the interior spaces. Angled roof profiles and ceiling finishes also direct the eye upward and outward.
Access to the house is provided in two places. A stair leading from the beach lands on a deck that spans the width of the house (and has become a prime party location). The west side of the house abuts a pedestrian pathway. A separate switchback stair gives access from
that path to the side entrance, which slides between volumes corresponding to the living room and an indoor-outdoor bath/shower. Because it is accessible from outside, that sky lit bathroom it provides a place to rinse off and deposit bathing suits and towels before entering the house.
These two entrances flank the living room volume, which is defined by a raised cedar-clad ceiling, nine-foot tall south-facing sliding glass doors and a diagonally pitched roof. Across from the dining area, the kitchen abuts the stair to the second floor in an L-shaped alcove. The clients wanted separate zones for adults and children to live and entertain in. That was accomplished by locating the master suite on the main floor, so that the children can have the second floor to themselves.
